JT Property introduces Landlord Care for self-managing landlords in Gravesend

JT Property is introducing Landlord Care for landlords in Gravesend, North Kent and Medway who want to manage their own rental property with ongoing support from a local letting agent.

Available alongside JT Property’s Let Only service, Landlord Care costs £550 including VAT per property, per year. It includes Rent Protection & Legal Expenses, subject to eligibility and policy terms, together with compliance-date monitoring, certificate reminders, general landlord email support and an annual tenancy/compliance review. Annual rent review is included from the first annual renewal.

The service is designed for landlords who are comfortable dealing with their tenants and arranging repairs themselves, but want support with tenancy records, upcoming dates and rental protection.

Let Only in Gravesend: finding and setting up your tenant

JT Property’s Let Only fee is 60% of one month’s rent including VAT, with a minimum of £695 including VAT. The equivalent fee excluding VAT is 50% of one month’s rent, subject to a £579.17 minimum.

The initial letting service includes:

  • Marketing on Zoopla and OnTheMarket.
  • Photography and property particulars.
  • Handling enquiries and viewings.
  • Tenant qualification and two standard tenant references.
  • Tenancy setup.

Once the tenancy begins, the landlord handles day-to-day management. Landlord Care is optional. Deposit collection/registration, Inventory including Check-In and the Rightmove upgrade are separately charged when selected.

There is no separate annual review charge on top of Landlord Care.

JT Property monitors compliance dates held on its system and provides reminders. Responsibility for compliance remains with the landlord unless JT Property has specifically been instructed to arrange the relevant service.

Landlord Care does not include day-to-day management, routine inspections, certificates, inventory, deposit registration or substantive deposit-dispute handling. Check-Out is charged separately, with no Landlord Care discount. Rent protection is not an unconditional rent guarantee.

For Rent Collection above £2,000 pcm, higher rental values are quoted individually. Its setup fee is calculated at 50% including VAT, not 50% plus VAT; the ex-VAT percentage is rounded for display.

Management fees are calculated on rent due under the tenancy and remain payable during tenant arrears.

Rent Collection or Full Management?

Rent Collection includes collection of rent, statements and arrears chasing. The landlord remains responsible for day-to-day tenant matters, repairs and inspections.

Full Management adds day-to-day tenant contact, normal maintenance coordination and routine inspections. Deposit registration and standard deposit-dispute handling are included. Rent protection, Rightmove, inventory, Check-Out and certificates remain separately chargeable unless expressly included.

What does the compulsory annual review cover?

The Annual Landlord & Compliance Review costs £250 + VAT (£300 including VAT) per property, every 12 months for Rent Collection and Full Management.

It is not payable on initial instruction. The first charge becomes due 12 months after the property first enters the relevant ongoing service, then every 12 months thereafter.

The review covers rent and appropriate rent-increase documentation; tenancy and deposit records; compliance dates; Gas Safety, EICR and EPC expiry dates and reminders; landlord contact and property information; identity, AML and KYC information where required; relevant regulatory updates; and an annual property/service review to identify upcoming actions.

The cycle follows the property and JT Property’s ongoing service relationship. A tenant change, renewal, re-let or early departure does not restart it. If JT Property continues providing services after a tenant leaves, the annual review date remains unchanged. Certificates, remedial works and licensing costs are separate. The review fee does not include insurance.

What is included in Platinum Management?

Platinum includes Full Management, Rent Protection & Legal Expenses, Rightmove, Standard Inventory including Check-In, Standard Check-Out, two routine inspections per year, deposit registration, standard deposit-dispute handling, annual rent and compliance reviews, standard tenancy notices, normal maintenance/contractor coordination and normal additional works management. It also includes priority property-management service and urgent out-of-hours support.

Gas Safety renewal is included from the first annual renewal. The initial certificate when the property first comes on is payable by the landlord. Required checks still need to take place when due.

Additional inspections cost £50 + VAT (£60 including VAT) per visit. The Comprehensive Inventory upgrade remains extra.

Contractor costs, materials, external professional fees, council/licensing charges, external solicitor costs, court/bailiff fees, EICR, EPC, major refurbishment and exceptional project work are not included.

Standard Inventory including Check-In and Standard Check-Out are included in Platinum. The Comprehensive Inventory upgrade costs £72 including VAT.

Rent review, including the appropriate rent increase notice, is included in the Rent Collection and Full Management annual review and in Platinum. Landlord Care includes annual rent review from its first annual renewal. A notice included in the rent review is not charged again as a separate notice.

The EICR price depends on circuits, size and access. The major-works management percentage applies to the contractor’s net invoice value, excluding contractor VAT; contractor costs are separate. Normal additional works management remains included in Platinum. Work and scope are agreed before instruction.

Optional rent protection

Rent Protection & Legal Expenses are available separately with Rent Collection and Full Management from £325 including VAT per year. The price depends on monthly rent and eligibility, and a quote is provided before purchase. Cover is subject to policy terms, limits and exclusions.

Landlord Care and Platinum include rent protection on the same basis of eligibility and policy conditions. It is not an unconditional rent guarantee.

Questions from landlords

Can I use a letting agent to find a tenant and manage the property myself?

Yes. JT Property’s Let Only service covers finding and setting up the tenancy. The landlord then manages the property. Optional Landlord Care adds the support described above for £550 including VAT annually.

Is Landlord Care the same as Full Management?

No. With Landlord Care, the landlord continues handling tenant contact, repairs and day-to-day management. Full Management includes those management services and routine inspections.

Does Landlord Care include a rent review straight away?

Annual rent review is included from the first annual Landlord Care renewal. A separately instructed standalone rent review, including rent increase notice, costs £216 including VAT.

Does JT Property monitor compliance dates?

JT Property monitors the compliance dates and property information held within its systems and provides reminders. The landlord remains responsible for their legal obligations unless JT Property has specifically been instructed to arrange the relevant service.

Do portfolio landlords receive a discount?

Landlords with three or more rental properties can discuss bespoke pricing when instructing JT Property across multiple properties. Prices depend on portfolio size, rental values, property type, location and services required; there are no automatic published discount bands.
